RESOLUTION NO. 24-81

RECOMMENDATION TO CITY COUNCIL REGARDING PLANNING CASE 73-81
(REZONING FROM R-1 TO R-3)
WHEREAS, the comprehensive plan states that; "the predominant
land use within District 6 is single family" and "in keeping with
the existing character of the neighborhood, it is recommended that
the majority of the remaining undeveloped land is District 6 be
developed as single family homes"; and
WHEREAS, a substantial portion of the property proposed for
rezoning is abutted by single family homes; and
WHEREAS, the property has present access limitations except
from U.S. Highway 10 so as to make a divided zoning impractical; and
WHEREAS, access from U.S. Highway 10 is undesirable from the
standpoint of safety and the orderly flow of traffic on the thorough-
fare; and
• WHEREAS, placement of a multiple dwelling unit versus a single
dwelling unit along U.S. Highway 10 would expose more people to traffic
and in effect use them to absorb negative impact; and
WHEREAS, an overwhelming majority of the immediate neighbors
petitioned for single family use over other uses for this property;
NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning
Commission recommends that the requested rezoning be denied.
