RESOLUTION NO. 35-81
CITY OF MOUNDS VIEW
COUNTY OF RAMSEY
STATE OF MINNESOTA
RESOLUTION RECOMMENDING APPROVAL OF A
DEVELOPMENT PROPOSAL FOR A RETAIL/OFFICE
BUILDING AS REQUESTED IN PLANNING CASE 94-81
WHEREAS, the applicant, Frank M. Langenfeld and Sons Construc-
tion, Inc., has requested development approval of a 5,160 square foot
retail and office building; and
WHEREAS, the proposed site plan meets minimum code require-
ments with the exception of parking space requirements; and
WHEREAS, the number of parking spaces required is 41 while the
site plan provides for 36; and
WHEREAS, the proposed size building is average and necessary
for the use intended; and
WHEREAS, the shape of the lot is irregular as to make it
difficult to provide additional spaces;
NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning
Commission recommend approval to the City Council under the following
requirements:
1. All parking spaces to be 9~ x 20,feet with exception
of handicapped.
2. The applicant requests the rezoning of the property
from B-3 to B-2.
3. The applicant install water service from existing
City water main and agree to be assessed for future
water main improvement.
4. A development agreement be required to include the
following:

Resolution No. 983 Security ($2,000.00)
b) Development Agreement Security ($34,000.00)
