Regular Meeting, July 25, 1974

Called to orders 7 :45 by okairmen Haake
Present: Blanchard, Glaser, Sholquist, Burmeistt., Haake, Hurggraff.
Absent: Foss, Maokeben
Minutes: The June minutes wore not available and will be read and
acted upcn in the next regular resting in August.

Lot 7, Block 1, Dailey 's Hillview Addition.
Mr. Bissau would like to build a garage within 10 feet of
lot line on a corner lot. The garage would face Oakwood Dr.
and the side on Jackson Dr. would be 10 feet from the lot
line. Jackson Dr. has a 66 foot roadbed, as as a result

at back, wkink leaves only 10 feet for garage space.
It was suggested tkat tke garage be put in the rear of the
house, but Mr. Nteawaag was not rsoeptive to this idea.
The Commission noted tkat there was no hardship on the land
to warrant a 20 foot varianos.
MSP Glaser /Burmeister to deny tke request for a 20 foot
variance. 6 ayes. Carried
MSP Skelquist /Burggraff to recommend, subject to
Mr. Nieswaag'm approval, tkat the ocrmiesion grant a 10 foot
variance witk the stipulation tkat the garage is to be
located 6 toot bank from tko north oast oorner.of tke house,
and tke west side of the gargge by oven witk tkoceaet midi
of the house, the 10 foot varianoe is from tke Jackson Dr.
side.

Mr. Soh* would like to divide kis property into two (2) lots,
ono being 100 X 335 and the other lot being 850 X 125
Mr. Soya s lot is the second loft south of Ardan Ave., facing
GrovelandAva. and his rear lot line is on tke tutus
Snollwood Dr. Mr. Soho wishes to retain the rear half of
kis lot wkiok would require a 15 foot easement on tko !sew
lot created, in order to have aoess to the rear lot, until
Knollwood Dr. is opened up.
Lot lines have already boon establisked soutk of Mr, Sohm's
lot so it was suggested tkat tke division be changed to

for utility easement. Mr. Sohm'a lot will be 100' X 214
and tko new lot will be 85' X 214 because of the 15 foot

Mr. Nordstrom requested that ks be allowed to divide kis
property into two (2) lots, one being; 75' X 115' and the
other being 75' A 149'. The property Mr. Nordstrom presently
has is a corner lot, which requires 12, 500 sq. feet; by
dividing tha lot into two (2) lots this then would ornate
a substandard corner lot.

Mr. Balk will be d quite a large amount on kis property
because of Sunnyaide Rd. going tkrougk and he would liks
to subdivide part of his property. Mr. Balk had two pions
in wkiok ho possibly could divide kis property. One being
to oreats six lots, all facing the new Sunnyside Rdo axed
the other plan to create tour lots at tae rear of kis
property, two of the lobs facing Sunnyside Rd. and tke other
lots behind those two, access via a oul du sae.
Review of fence regulations.
Tk• Oosmission members have dismissed the following points,
but would like to consult witk the planners before waking
a final recommendation.
