The £ollowing members were presen2: Paul Podor, Don Mackeben, Nancy Burmeister, Allan Zepper and Bsrb~ra Haake. He requests approval of the preliminary piat concept so he can prcceed tn have a drainsga plan drawn up. Ms Haake asked if the requirements were understood~ and Mr Rosa rep2ied yes, they wi12 be formalizirig the grading plan before approval nf the fianl pYat. The applicant requesLs variancas oE 5' on street side yard setback, of 10~ on residential side yard setback, of parking spaee size 9~ x 20' instead of ~~' x 20', of number o£ parking spaces requited 29- 30 (provided i8), and of a curb cut 2' ovar maximum. Considerrt- tion should slso be given to tha Comprahensive 1.¢n~ Usa Plan. Tt designatas the use of the proposQd 1ot to be ?dadium Denstty Residential. The proposed offica building would be a 1~ story, building 73' x 32~, Mr Gastafson questioned as to why Tom Thumb is right up agsinst his lot line xnd he has to be restricted. Ms tlaake axgla9.ned to him that they ware under the old code and this will bo under the new one. Under the new code, there hus to be a variance. Mr Gustafsoa is asking 25, and there has to be 30. Thq parking spaces Wi31 elso reqi~ire a variance; and tha siza of tha spaces hss gone up a h foot as well. &ho asked if thare was any way that he cculd modify his pian to came within the code. She suggested poiling the Commission ns there are sa many variances r~quired hare. Ms Burmaister said thet she could not. see varying the zoning code tho first tima i~ comas up for a test. Ms Haake read Su6d E oE the new code to the P7.anning Commission. Mr Gustafson suggested cutting the building down so that t,hera i~ 30ft a11 the way across, and then putting a pu611c sidewelk in. " Ms Burmeister asked the number of peaple to i~e emplayed, because even t4n amployees would probably £ili ten spaces. Mr Fedor wondered why Dtedium Density Residantial wasn't being considorad. Suggestions were to go to a differont style, decroa- sina the size, etc. Nr GustaFson comptained that tha stgff can table his matter for E; as long as they want, and it wa^, explained to him that this was i;~ the first meeting since ha had come in. Mr Rose also said that F:' Attornay Meyers has instructed the staff to use the nsw code. ^~;' Mr Gustafson svas fully aware that the now code was boing adopted, and everything w~s gone over with him very thoroughiy. He questioned that, bacause of soil con- Jitions, would it be possible to put in a double bungalow ~n tho north pnd of the property whera the soii is sound.
