The developere requeat to davelop two lota with 3. ~YNAMIC DEVELOPERS
two fcur-plexea. Zoning denotea~the area R-3 and 7656 E 7658 Woodlawn Dr.
the comprehensive land use plan denotes high density, Developmen~t'Controle (ft-3)
which are in agreement With the proposal. The 62~ x Case 43-79

28' four-plexae with 46' x 24' garages will share a
common egreos~ which~will requine joint covenants of
driveway usage and'maintenance to be filed with the
County. The revised~site plan meete parking re- . ~
quirementa. Both plot plana meet minimum open ~ , ~

Sewar and water serviaes are etubbed to both lota. ~. .,
Individual services to the property line will be re- .

Mr, fbetag wanted it on record and communicated to -
Council that ttey have followed exp.ltcitly what
the lacr requires.
Naake moved that Council direat qualifisd pro-
fesaionel experte in whatevar they feel nacessary
to come up with a plan for Mounde View regarding
wetlande, flood glains, holding areas, and green-
belt aroae. They ahould bear in mind the need of
these,ereas to bo preserved~so au to ancwer our „

aion can than continue in our direative of
drar(ing up a comprehaneive plan For Mounds V?ew,
~ enabling ue to logically deoignate City land use.

the development of tho two lote located at 7656 E~
7fi58 4loodlawn DriJe into two four-plexea, as
ehown on the nite plan dated 12/4/79, presentad to
ua tonight, 12/19/79. The plan adheres to the~re-
quiremants of Reaolution #983. Th1s approval ie
' contingent upon tha following roquirementa baing
made:
1. Bonding 2etter of credit in the amount of
~ $10~000,
2. ConcreYe curb and aidewalke requirad.
3. Marked parking epaces.
4. Minimum 3 plantinge, 2" at breaet height
per lot.
5. Covenante oF joint usaga for accase on
~ eaoh lok for uae and maintenance in a Form
approved by the City Attornay.

on eites ae presented on the aite plan.
