MOTION: Iiaake made a motion, aeconded by McCarthy,
thet the Planning Commiesion recommends the proposed
Cevslopmanto contingent upon reoeipt of consultsnt's feas
from the aAPlicant, be submitted to the City Planning Con-
sultant; David R. Licht, Northwest Aesooiated Consultants,
Inc.; for recommendatione as directed:
l. Recommend the best land uae Por the davelopment
of the ssid pctrcel; ag, lnduatrisl, eemmeroial, open-epace
versus the present zoning of the parce2.
2. Reoommend poaeible eubdivision of the property to
be eontoured to re~pect the aoil types and eoil limitations
as lndianted by Ramsay Soil and Wbter Conservation report
~ dated July 22, 1980.
3. Re~commendations from the coneultant be submitted
to the Planning Commission with 30 dqys of tha applicunt~a
reforral.

ment• provieion on the North proparty line. Further, recommending
to hold a~ormal public hearing by the Planning Commiesion
on September 3rd, 7;30 P,M., with the direct mailing to all
the proparty ownere in the block bounded by: Irondale on
tha .West, County Road H2 on the North, Edgewood Dr.ive on the
East, and Clearview Avenue on the South. Tho hearing will
deal with the oomments, duairea, and reactione of the neighborhood
aitizens to a future 30 foot lot esaement down their bacl:

applioant (Mr. Keith Carlson) hae'submitted a aitc+
plan whioh appeara to meet the re~uirementa of the
conditianal use permit or will meet them wi.th minor
