the Planning Co~niesion would have to grant a variance
~ of two parking spaces to allow the conversion of tha
ourplzx to an of£ice bitiilding, ae presented by the
pplicant. He also •reported that Attorney Meyere had
found no problem with rezoning the property to B-2,
and he felt that a B-2 use on Che property may have
leae of an impact on the surrounding uses than nn R-3
use would.

which is located outstde o:E the wetland proper but
withiu the buffer area. ?ie also noted that four
variances would be required, a building front yard
aeeback, ~. building side yard setback, curbing, and
a variance to the r.ec~uireffient that all structures
be 100' from tbe wetland.

Mr. Fretag apologized far noC having all the information

NOW, TH~REFORE, BE IT RESOLVED that the Mounds View Plan-
ning Commission hereby recommenda to the City Council epproval oE
a rezoning oE properry located at 7801 sunnyside Road, legal
description of which is Spring Lake Park Hillview, sub3ect to
Highway and except the northeasterly 150 Eeet, Lot 84, Erom R-3,
Medium Deneity Residential to B-2, Limited Business, and also
recommende that the Comptehensive Plan be amended to reEloct this
proposed chanye in usei
