NO\V, THEREFORE, BE IT RESOLVED, the Mounds View Planning Commission
hereby makes the following findings of fact related to this requcst:
1. 5532 St. Stephcn Strect is a through lot in the R-I Single-Family Residential Zoning District.
2. The Variance requested would allow a zero-foot setback [or a storage shed.
3. The I itcral i ntcrpretation ofthe code would not prcvcnt the property owner from constructing
the storagc shed in the rear yard.
4. Therc arc no special conditions that cxist on the propcrty that would prevent the propcrty
owncr from complying with thc provisions establishcd in the Zoning Code.
5. This request is not unique in the sense that thc setback requirement for accessory structures
applics to all residentially zoned property within the City of Mounds View.
6. Granting a Variancc in this case would confer a special privilege not enjoyed by other
property owners.
8. Granting a Variance in this situation would be detrimental to the purpose of the Title by
allowing an accessory structure to locate within a requircd setback whi Ic there is ample space
to construct the accessory structure in a location that meets thc setback rcquirements
cstablished in the Municipal Code.
