RESOLUTION RECOMMENDING PRELIl\HNARY PLAT APPROVAL OF A
1\1AJOR SUBDIVISION OF 2525 COUNTY ROAD I; MOUNDS VIE\V
PLANNING CASE NO. MAOO-004
WHEREAS, Neal Zinser of Hamilton Creek Companies, reprcscnting property owner
Ernic Gustafson, has rcquested approval ofa Major subdivision of2525 County Road I, propcrty
zoncd R- J, Singlc Family Residential, and lcgally-described as follows:
Greenfield
South ~/~ Lot 8. Lot 9.Lot 10. Block I
WHEREAS, the applicant proposes to subdividc thc propcrty to create six (6)
lots as dcpicted in attached Exhibit "A"; and,
WHEREAS, the Planning Commission has reviewed the applicant's rcqucst for a major
subdi vision and has detcrmined that it is in conformancc with Chapters 1104, 1201, and 1202 of
thc Municipal Code; and
WHEREAS, the Planning Commission has reviewed the following documcnts rcgarding
this proposal:

WHEREAS, the applicant has submitted a Survcy for thc above described property; and,
\VHEREAS, in accordance with Section 1204.04, Subd. 4, a park dcdication fee in the
amount of $5,590 is applicable with this proposed major subdivision.

NOW, THEREFORE, BE IT RESOLVED that thc Mounds View Planning Commission
recommcnds approval of the major subdivision of2525 County Road I, subject to the following
stipulations:
I. Prior to the City Council approving this subdivision, the applicant shall submit the
required park dcdication fee in the amount of $5,590.
2. The applicant shall be responsible for obtaining an access pcrmit from Ramsey County
for any and all work occuning within the County right of way.
3. The applicant shall apply for Final Plat approval within six (6) months or the
Preliminary Plat approval will expire.
4. An access permit for driveways from St. Paul Water Works is necessary.
BE IT FURTHER RESOLVED that the Mounds Vicw Planning Commission directs staff
to forward this rcsolution to the City Council prior to approval ofthc minutes.
