RESOLUTION RECOMMENDING DENIAL OF A PRELIMINARY PLAT FOR THE
PROPOSED LONGVIEW ESTiATES MAJOR SUBDIVISION WITHIN A WETLAND
ZONING DISTRICT; PLANNING CASE NO. MAOI-OOl

WHEREAS, Keith Harstad has applied for a major subdivision for a 26-10t single family
residential subdivision on land located west of Longview Drive, south of County Road H2, east
of Silver Lake Road and north of Wood crest Park; and,
I
WHEREAS, the preliminary plat date-stamped January 18, 2002 contemplates a 26-lot
subdivision, with thirteen lots fronting Silver Lake Road and thirteen lots fronting Longview
Drive; and,
I
WHEREAS, the subject parcel is legally described as follows:

Lot ;4, Block 1, Mueller Addition
Ramsey County, State of Minnesota
WHEREAS, the parcel is zoned R-l, Single Family Residential and the adopted
Comprehensive Plan designates the parcel for low-density residential development; and,
WHEREAS, the proposed sl,lbdivision is completely within a Wetland Zoning District;
and,
WHEREAS, within a wetlarid zoning district, the minimum lot width for single-family
residential lots is 125 feet and the minimum lot area is 20,000 square feet; and,

WHEREAS, the Planning Commission has reviewed the following documents regarding
this proposal;

NOW, THEREFORE, BE I:I' RESOLVED, the Mounds View Planning Commission
hereby makes the following finding of fact related to the submitted Longview Estates preliminary

1. The proposed subdivision of 26 lots is situated within a wetland zoning district.
2. The minimum subdivision standards within a wetland zoning district are 125-foot
wide lots with lot ar~as of 20,000 square feet.
3. None of the propos~d 26 lots comply with the wetland zoning district subdivision
requirements identified in Section 1010.07, Subd. 3.
NOW, THEREFORE, BE ~T FURTHER RESOLVED, the Mounds View Planning
Commission, based upon the above ,findings of fact and its review of the documentation
presented, does hereby recommend ~enial of the proposed Longview Estates major subdivision.
BE IT FINALLY RESOLVED that the Mounds View Planning Commission directs
staff to forward this resolution to the City Council prior to approval of the minutes.
