RESOLUTION RECOMl\IENDING APPROVAL OF A MINOR SUBDIVISION
OF 7653 GROVELAND ROAD. REQUESTED BY TERRY MARTINSON. MOUNDS
VIE\V PLANNING CASE NO. MI02-002
WHEREAS, Terry Mat1inson has requested approval of a minor subdivision of 7653
Groveland Road, zoned R-l, Single Family Residcntial, and legally-described as follows:

WHEREAS, the applicant has submitted a Cel1ificate of Survey for the above dcscribcd
property; and,
WHEREAS, the applicant proposes to split ofTthe rcar 205 feet ofthc propcrty to create a
27,060 square foot buildable lot fronting Silver Lake Road and legally describcd as follows:

WHEREAS, the Planning Commission has reviewed the applicant's rcquest for a minor
subdivision and has determined that it is in confonllCmce with Chapters 1 104, 1201, and 1202 of
the Municipal Code; and
WIIEREAS, the Planning Commission finds that the applicant's request for a minor
subdivision is in confonnancc \vith the Comprehensive Plan; and,
WHEREAS, the Engineering Technician and Public Works Director for the City of
Mounds View have rcviewed the proposed minor subdivision and have found it acceptable; and,
WHEREAS, the proposcd Certificate of Sur\'cy has been forwarded to thc City Attorncy
for review; and,

WHEREAS, in accordance with Section 1204.04, Subd. 4, a park dedication fee in the
amount of 52.11 0 is applicable with this proposed minor subdivision.
NOW, THEREFORE, BE IT RESOLVED, having found that the proposcd subdivision
satisfies City subdivision and zoning requirements and is in conformance with the
Comprehensive Plan, the Mounds View Planning Commission recommends approval of the
minor subdivision of 7653 Grovcland road requested by Terry Mm1inson, subject to the
following:
1. Prior to the City affixing its signatures to the Resolution of approval, the applicant
shall submit the rcquired park dedication fee in the amount of $2, 11 O.
2. Easement documcnts shall be executed over those arcas indicated on the Certificate
of Survey.
3. The applicant shall record the City Council resolution of approval, the Ccrti ficatc of
Survey and the easemcnt documents with Ramsey County within sixty ((lO) days of
final adoption, and present proof of such recording to the City of Mounds View.
F ai I ure to record these documents or provide proof of such rccordation shall cause
this approval to be null and void.
BE IT FURTHER RESOLVED that the Mounds View Planning Commission directs staff
to forward this resolution to the City Council prior to approval of the minutes.
