RESOLUTION NO. 695-02
CITY OF MOUNDS VIEW
COUNTY OF RAMSEY
STATE OF' MINNESOTA
A RESOLUTION RECOMMENDING APPROVAL OF A DEVELOPMENT
REVIEW FOR A SIX UNIT TOWNHOUSE DEVELOPMENT LOCATED ON
SILVER LAKE ROAD, SOUTH OF THE SILVER VIEW APARTMENTS
(PLANNING CASE NO. DE02-003)
WHEREAS, Mike Juaire ofPMJ Group, Inc. has applied for a development review to
construct a six (6) unit housing facility on Silver Lake Road south of the Silver View Apartments;
and,
WHEREAS, the subject property is zoned R-3, Medium Density Residential, and is legally
described as follows:

. WHEREAS, according to Section 1006.06 of the Mounds View Municipal Code, any new
construction or expansion of existing facilities requires the approval of a development review; and,
WH EREAS, according to the Zoning Code, medium density housing is an allowed use in
R-3 zoning districts; and,
WHEREAS, the Planning Commission has reviewed the following documents regarding
this proposal:
1. Zoning Map
2, Application
3. Memo from Applicant
4. Site Plan
5. Floor Plan
6. Elevation Drawmgs
7, Certificate of Survey
8. Resolution 695-02
9. Staff Report
WHEREAS, the memo provided by the applicant indicates that the proposed building
. would be approximately 1,750 square feet per unit; and,

WHEREAS, the number of parking stalls provided, four (4) per unit, is more than the
minimum allowed, three (3) per unit, in the Zoning Code for this type of facility.
WHEREAS, the proposed development satisties all applicable requirements of the Zoning
Code; and,
NOW THEREFORE BE IT RESOLVED that the Mounds View Planning Commission
does hereby recommend that the City Council approve the development review request for the
construction of a six-unit housing facility located on Silver Lake Road south of the Silver View
Apartments, subject to the following stipulations:
I. The applicant shall obtain a permit from Ramsey County for any and all work to be
performed within the Silver Lake Road right of way, including but not limited to the
proposed access drive onto County Road I.
2. All utilities to the building shall be installed underground
BE IT FURTHER RESOLVED that the Mounds View Planning Commission directs
Staff to forward this Resolution to the City Council prior to approval of the minutes.
