Poore-Larson Subject: Mounds View - Groveland Park Shelter Steve, We have plotted the survey for Groveland Park and are working on placement of the building on the site. I have attached a drawing showing a proposed location and orientation for the new park shelter (Scale: 1"=30'). The existing park shelter is also shown on the drawing for reference. We tried to save as many trees as possible while also placing the building so that it would relate appropriately to the rest of the park. Key elements of this layout include the following: 1. One 12" ash will have to be removed. All other trees can be saved. 2. The floor plan is a mirror image of the concept architectural layout that we sent you before. This layout places the mechanical room of the new building approximately where the existing water service is located. This mirror image floor plan also places the exterior doors to the rest rooms towards other park activity areas versus away from them. Can you confirm from City record drawings that this is the correct water service location? We were making an educated guess based on the locations of the hydrant, valve and drinking fountain identified on the survey. Can you also verify from your record drawings the location of the existing sanitary service? The end in the existing building is based on survey notes, however the alignment towards the sewer line in the street was our best guess based on gaps between the existing trees. 3. Placement of the new building in approximately the same location as the existing building takes advantage of a slightly elevated piece of ground so that drainage can easily be directed away from the building. It also allows use of the existing water and sanitary service lines with minimal additional work. 4. The floor elevation of the new building is proposed to be approximately one foot below the elevation of the existing building. This will allow easier access to the building but will still be high enough to provide good drainage out from the building. We may propose insulation over the existing sanitary line right by the building for frost protection. Please review the proposed building location, orientation, and mirror image floor plan. If this is acceptable, we will proceed with construction documents. Please let me know if you want us to proceed with this layout or if you want to make any changes.
