The current parking area at Random Park is located west of the proposed building location, with entrance off of Long Lake Road. During project development, the question arose regarding the possibility of relocating the parking lot for Random Park such that it would be located south of the building, with the entrance off of Ridge Lane. Following discussion on the subject, you directed that we investigate that option to see if it was feasible, and compare it to the original design.. We have performed the investigation as requested, and have found that the construction of a parking lot with entrance off of Ridge Lane would be feasible, Included with this memo are the following documents in support of the investigation: • Site plan of original design, with entrance off' of Long Lake Road • Site plan of alternate design, with entrance off of Ridge Lane • Cost estimate comparison of the site improvements associated with both the original design and alternate design • Comparison table of the main components of the original design versus the alternate design Based on this information, it appears the following would be true: • A total of 4 additional parking stalls can be readily achieved in the alternate location • Construction of the parking lot at the alternate location would require less fill material • Construction of the parking lot at the alternate location would result in less impact to the flood plain, and therefore less associated mitigation • Construction of the parking lot at the alternate location would require less storm sewer • Construction of the parking lot at the alternate location would result in a lower total area of the park being disturbed by the construction and grading. • The cost of construction at the alternate location would be approximately equal to the cost in the original location, even including the increased number of parking stalls.. It is our understanding that you will present this information on the potential alternate parking lot location to the City Council at their meeting of January 23, 2006. Furthermore, it is our, understanding that, unless directed otherwise, we are to proceed with the activities necessary to include construction of the parking lot at the alternate location as an alternate to the bid documents. The bid opening for this project is scheduled for February 2, 2006. Award of a construction contract is anticipated at the City Council meeting on February 13, 2006 Prior to contract award, the City will gather public input and consider whether or not they wish to have the parking lot constructed at the original location or the alternate location. Award of the contract would then be made accordingly. Hopefully this memo and supporting documents provides the information you were seeking regarding the potential location of the parking lot at Random Park.
