RESOLUTION RECOMMENDING APPROVAL OF THE VOYAGER SUBDIVISION
PRELIMINARY PLAT AT 7900 SUNNYSIDE ROAD;
MOUNDS VIEW PLANNING CASE M12024-0001
WHEREAS, Joshua Beach and Cory Shae Beach ("Applicants") own the single family lot at 7900
Sunnyside Road ("Property"), legally described as:
Lot 103, Spring Lake Park HiIlView;
PIN 063023420028; and,
WHEREAS, the Applicants have applied for a preliminary plat to be called VOYAGER
SUBDIVISION creating two lots from the existing Property, and,
WHEREAS, the Mounds View Planning Commission has reviewed this request at its meeting of
May 1, 2024 and the Planner's report of the same date and considered the code requirements and
potential impacts of this plat.
NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission makes the
following finding of fact related to this request:
1. Joshua Beach and Cory Shae Beach ("Applicants") own the property at 7900 Sunnyside Road in
Mounds View, Minnesota, legally described as Lot 103, Spring Lake Park HiIlView ("Property").
2. The property is zoned R-1 Single Family Residential.
The Applicants are requesting to subdivide the property into two residential lots in a plat called
Voyager Subdivision.
4. The R-1 district standards in the Mounds View zoning code require interior lots to be a minimum
of 75 feet wide and 11,000 square feet in area; corner lots must be a minimum of 100 feet wide
and 12,500 square feet in area. Lot 1 of the proposed Voyager Subdivision plat is about 108 feet
wide and 14,587 square feet in area; Lot 2 is about 123 feet wide and 16,776 square feet in area.
Both lots meet the minimum R-1 zoning standards.
5. The preliminary plat meets the requirements in Sections 158.022 and 158.023 of the City Code
for preliminary plat approval.
NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View Planning Commission,
based upon the above findings of fact, does hereby recommend that the City Council approve the
preliminary plat for VOYAGER SUBDIVISION.
