City Code, Chapter 40.11, Subd. C, permits subdivision of
aide -by -side two i.imily dwellings (zero -lot line subdivisions)
provided the followiny conditions are met-.
1. Such subdivision cannot create lots or structures which an
violation i,t this Code.
2. F.ach resulting dwelling unit shall have separate utility
fibr'viCc3.
3. Each result ng dwelling unit shall meet existing building
codes.
4. The area shall be a minimum of 6,250 square feet per lot.
5. Lot width shall be a minimum of 50 feet per dwelling unit.
6. Front yard setback of 30 feet.
7. Rear yard setback of 30 feet.
d. Side yard setback where applicable:
a. lU feet
b. 30 feet on street side of corner lot
9. Deed restrictions shall be recorded with the property to
include requirements of the Code Section 40.11. Subd. C(4).
If this subdivi si,,n is approved and each dwelling unit does not 1,
a separate utility service, the subdivider can install separate
utility services.
T:iis subdivision can meet all the abive requirements except the
requirement of a 5U foot lot width on one lot. Therefore, the
subdivider is requesting a variance. The proposed Lot It has a wi u;
of 45.18 feeta'(herefore, a variance of 4.82 feet would be needed.
Mr. Kremer has indicated that he will be at the Wednesday night
meeting to discuss the subdivision and the variance request. I h-,:
no other informati�in on the )ustification for hardship for the
variance.

WHEREAS, there exists on the southwest intersection of
County Road I and Silver Lake Road two duplexes zoned R-2; and
WHEREAS, Ramsey County took approximately 075 square te.,
of land trom the property for road riyat-ot-way; and

variance is the taking of the property for County Road I right -

variance in order to have this subdivision; and

ments and construct a storm water retention pond according to
City requirements and remove the old detention pcnd; and
WHEREAS, Mr. Leonard yremer has requested City approval L.

WHEREAS, construction of this building, as requested,
requires approval of the development; and
WHEREAS, the Planning Commission has reviewed the staft

DEVELOPMENT Or CERTAIN PROPERTIES ON AN INTERIM BASIS

SECTION I. Ordinance No. 390 Prohibiting Development
of certain properties on an interim basis adopted by
the City Council of the City of Mounds View on
May 28, 1985 having an effective date of July 5,
1985 is hereby renewed.
' SECTION 11. This ordinance shall be in force for
eighteen (18) months from its effective date, unless
repealed.
SECTION I11. Ihis ordinance shall take effect thirty
(30) days after the date of its publication.
Read by the City (-uncil of the City of Mounds View this
loth day of February, 1986.

SRCTIUN 1. 1:e following shall be added to Chapter
40.04:

Residential Distri ts, shall meet the following require-
ments:
(l) The max, -um di•:h diameter shall be 12 feet.
(2) A dish w th a ,tiameter larger than 3 feet shall
not he Iistall:-d on any structure, buildinq,
garage, r acc..ssory huildinq; but shall he qrnund
mounted.
(3) A dish all mot be installed in a front yard or
side yai 1.
(4) The locarion of a dish shall satisfy buildinq
setback requir.!nents of City Code Chapter 40.05,
Subd. C, and s::lar skv space casement requirements
of City --ode Chapter 40.04, Subd. D.
(`) The tot.,l height of the installation shall not
exceed P) feet.
(6) A building permit is required prior to instalia-
tion.
(7) The instillation shall comply with Federal
Commical on Commission requlations.
Subdivision ". Installation of Satellite Dish Antennas
in Other Zoning Diitrict, shall meet the followinq require-
ments:
