1 <br />Chairperson Crone closed the Public Hearing at 7:16 p.m. 2 <br /> 3 <br />Motion by Commissioner Gondorchin, seconded by Commissioner Papatola, to recommend the 4 <br />City Council approve Resolution approving a variance from the required yard setback in order to 5 <br />construct a two story addition at the property located at 3425 Skycroft Circle. 6 <br /> 7 <br />Motion carried 6-0 8 <br /> 9 <br />B. Consider a request for a variance to reduce the required front yard setback for a 10 <br />covered front porch at 3323 Sky Croft Drive 11 <br /> 12 <br />Planner Rothstein reviewed the City Code requires a front yard structure setback of the greater of 13 <br />30 feet or the average of the front yard depths of the 2 adjacent lots. The home to the west has a 14 <br />front depth of 34.85 feet and the home to northeast has a front yard depth of 35.14 feet resulting 15 <br />in the average of 35.00 feet. Covered porches are allowed to encroach into the required front 16 <br />yard setback a maximum of feet. The applicant requests a 2.36 foot variance to construct a 17 <br />covered front porch that encroaches 7.35 feet to result in a front yard depth of 27.64 feet. The 18 <br />Applicant’s request for a variance from the front yard setback to allow for the construction a 19 <br />covered front porch is reasonable, based on the findings in city code. Therefore, staff 20 <br />recommends approval of the variance to encroach into the front yard setback. 21 <br /> 22 <br />POSSIBLE ACTIONS 23 <br /> 24 <br />1. Recommend approval (with or without conditions) of the variance and adopt the resolution 25 <br />found in Exhibit C. 26 <br /> 27 <br />2. Recommend denial (with or without conditions) of the variance. In the event of a 28 <br />recommendation for denial (with or without conditions), the planning Commission shall state 29 <br />additional findings and any conditions related to approval. 30 <br /> 31 <br />3. Request additional information and continue the public hearing. The Applicant appears to 32 <br />have provided enough information for the Planning Commission to make a recommendation 33 <br />to approve or deny the request.
