Seiler <br /> August 11,' 1987 <br /> Page Two <br /> the term of this Lease on all days Lessor ' s bar <br /> in the Building is open for business unless prevented <br /> from doing so by fire, accident, acts of God or <br /> other acts beyond Lessee ' s control , excluding financial <br /> causes, and Lessee agrees to operate the restaurant <br /> for no less than the hours between 11: 00 a.m. and <br /> 11: 00 p.m. , with normal table service, using a <br /> sufficient number of . adequately-trained personnel <br /> for efficient service. Lessee agrees to conduct <br /> the restaurant in a first-class manner, consistent <br /> with normal restaurant standards and practices. <br /> Lessor agrees that Lessee may use Lessor ' s table <br /> and seating area in the Building in common with <br /> Lessor ' s use of such area in conjunction with Lessor ' s <br /> operation of a bar in the Building. Lessee agrees <br /> that all liquor and soft drinks other than coffee, <br /> tea and milk will be served from Lessor ' s bar and <br /> that all revenues relating to the sale of such beverages <br /> will belong to Lessor. Lessee agrees that no cigarettes o <br /> will be sold by Lessee. <br /> 4 . The following should be added after the last <br /> sentence on the first page : <br /> Lessee shall occupy the demised premises and commence <br /> operation of the restaurant business on a date no <br /> later than 60 days after possession of the demised <br /> premises is tendered by Lessor to Lessee for Lessee <br /> to commence the installation of its trade fixtures <br /> and equipment. The rent will be waived for 60 days <br /> following the earlier of (a) Lessee ' s occupancy <br /> of the premises for restaurant purposes or (b) a <br /> date 60 days after possession of the premises is <br /> tendered by Lessor to Lessee. <br /> 5. The following should be inserted at the end <br /> of Section 2 : "All utilities servicing. the demised premises <br /> will be separately metered and will be paid for by Lessee. " <br /> 6. Section 3 should' be revised to read as follows : <br /> 3.
