'Our lease with CP Rail <br /> continues to October, ­2002' .and 'we- have requested CP_ Rail to <br /> extend the lease to the maximin. possible term per the attached <br /> letter. <br /> It is very unlikely that Cp Rail will ever terminate this <br /> lease, however, in that. event we :would not be able to meet the <br /> City's parking-requirements on the existing remaining paved <br /> surface, and would need to.-provide overflow parking'on the <br /> undeveloped land to the -east-:and w±est .of the paved areas. The <br /> need to reserve this land 'for:'parking •in the scenario severely <br /> limits our ability to develops the parcels. <br /> The parking ordinance requires approximately 190 spaces <br /> for the facility. The a�tached -drawings 'indicate that we can <br /> provide approximately 103 spaces .without the rail land. We <br /> have reviewed the current usage of the building and find that <br /> the use is 50 percent for warehouse and 50 percent for office <br /> and manufacturing. Using- this 'information, we believe that our <br /> • obligation is to provide one parking space for each employee or <br /> one space for each 350 square feet of actual manufacturing <br />
