Childs, City Manager <br /> ------------------------------------------------------------------------ <br /> SUMMARY DISCUSSION OF SUBJECT: This is a request for preliminary plat approval <br /> from John Hertog for approval of a 7 lot subdivision as shown on the attached pre- <br /> liminary plat . The property is located on the east side of Edward Street between <br /> 32nd and 33rd Avenues N.E. and actually represents a replat of the property which <br /> currently is mainly 50 foot lots as shown by the underlying property lines (dashed) <br /> on the preliminary plat . <br /> The subdivision ordinance requires a minimum width of 75 feet and minimum lot area <br /> of 9,000 square feet for interior lots and a minimum of 90 feet width and 11 ,000 <br /> square feet in area for corner lots. These lots are slightly smaller than the <br /> • required size but represent a good compromise with the underlying lots, most of which <br /> are buildable under the zoning ordinance even though they are only 50 feet wide. <br /> Increasing the width from the proposal would result in a six lot subdivision with an <br /> average size of over 12,000 square feet , which is much above our requirement of <br /> 9,000 square feet and nearly double the recommendations of the Metro Council for the <br /> provision of affordable housing. <br /> ALTERNATIVES : Approve, modify or deny. <br /> a <br /> a <br /> j RECOMMENDATION: The Planning Commission recommended that the preliminary plat <br /> be approved with the condition that drainage and utility easements be on the peri- <br /> meter of the lots .
