"Assessor ' s Market Value" means the market value of real <br /> property as determined by the assessor for the City in <br /> accordance with Minnesota Statutes, Section 273 . 11 . <br /> "Assessed Value" means the value of real property as determined <br /> by the assessor for the City in accordance with Minnesota <br /> Statutes , Section 273 . 13 against which the real property tax is <br /> imposed. <br /> "Bonds" means revenue bonds or general obligation bonds issued <br /> by the HRA or by the City to finance acquisition of the <br /> Redevelopment Property (and related costs) by the HRA. The <br /> term "Bonds" shall also include any revenue bonds or general <br /> obligation bonds issued by the HRA or the City to refund any <br /> Bonds . <br /> "Certificate of Completion" means a certification in the form <br /> attached as Exhibit 1 to o -a Deed, to be provided to Redeveloper, <br /> or a purchaser of part of the Redevelopment Property, pursuant <br /> to this Agreement . <br /> "City" means the City of St . Anthony, Minnesota . <br /> "Condemnation Award" means the amount remaining from an award <br /> to Redeveloper for public acquisition of title to and <br /> possession of the Minimum Improvements , or any material part • <br /> thereof, after deducting all expenses (including fees and <br /> disbursements of counsel) incurred in the collection of such <br /> award. <br /> "Construction Plans" means the plans, specifications, drawings <br /> and related documents for the construction work to be performed <br /> by the Redeveloper on the Redevelopment Property, which (a) <br /> shall be at least as detailed as the plans, specifications , <br /> drawings and related documents which are submitted to the <br /> building inspector of the City and (b) shall include at least <br /> the following : ( 1) site plan; (2) foundation plan; (3) <br /> basement plans ; (4) floor plan for each floor; (5) elevations <br /> on all sides; ( 6) landscape plan; (7) grading plan; and (8) <br /> utility plan. <br /> "Deed" means a deed by HRA to Redeveloper for one or more of <br /> the Phases of the Redevelopment Property in the form attached <br /> hereto as Exhibit A. - <br /> "Earnest Money" means the $20 , 000 . 00 cash payment made by <br /> Redeveloper to the HRA on or before the date of this Agreement, <br /> plus the additional $20, 000 . 00 referred to in Section 10 . 8(a) , <br /> if it is paid to the HRA. <br /> -3- • <br />
