SCHEDULE B • <br /> MINIMUM IMPROVEMENTS <br /> The Project will consist of 201 apartment units located in <br /> three buildings . Each building will be three stories of <br /> apartment units over an underground parking garage. <br /> All buildings will be wood frame construction with exterior <br /> brick, except for accent areas around balconies and extended <br /> living rooms . <br /> The first building will be a 48 unit structure with <br /> construction commencing in the Fall of 1988 followed by a 96 <br /> unit building starting in early Spring of 1989 and a 57 unit <br /> building shortly thereafter . <br /> Each building will Drnvi Hp at- l c—t <br /> _ ....c uuucLyLVLLllll parking <br /> space per apartment with the garage level to be constructed <br /> with a precast ceiling . <br /> Units will have either a balcony area or an extended living <br /> room. The roof of the buildings will be a hip type with <br /> asphalt shingles . Each unit will have its own individual • <br /> heating and cooling unit . <br /> The bathroom and kitchen floors will have sheet vinyl with the <br /> remainder of the flooring being carpeted. The walls and <br /> ceilings will be plaster board with various wall coverings . <br /> The kitchen will contain a range, refrigerator, disposal, and <br /> dishwasher . Some of the two bedroom units will have "split" <br /> bedrooms, i . e. the bedrooms will be at each end of the <br /> apartment and the living area between. There will be a sump <br /> pump in the elevator pit . <br /> The buildings will be serviced by elevators to all floors and <br /> will have a full security system. An internal trash collection <br /> system will be provided in each building to eliminate exterior <br /> dumpsters . <br /> Community rooms will be located in each building and laundry <br /> facilities will be located on each floor . An exterior swimming <br /> pool will be located on the site. <br /> The project will be heavily landscaped, accenting the entrance <br /> from Kenzie . <br /> • <br />
