• EXHIBIT B <br /> COVENANTS AND RESTRICTIONS <br /> 1 . The property described in the Agreement ( "Property" ) shall <br /> be used only for the construction, use and occupancy of the <br /> Minimum Improvements defined in the Agreement . <br /> 2 . All buildings on the Property shall be located on the <br /> Property as specified in the Plan. The exterior surfaces <br /> of any building on the Property shall be fi.nished with only <br /> those materials as permitted under the Plan. <br /> 3 . All drainage shall be provided according to the Plan. <br /> 4 . All garages , storage buildings or maintenance buildings <br /> ( "Accessory Buildings" ) shall be attached to the principal <br /> structure within a closed passageway between the Accessory <br /> Building and the principal structure. All Accessory <br /> Buildings shall be made of the same material as the <br /> principal structure . <br /> 5 . Any recreational areas specified in the Plan shall be <br /> • maintained in a good, safe and clean condition. <br /> 6 . All parking lot areas , pedestrian walkways , and buildings <br /> shall be illuminated only as provided in the Plan. <br /> 7 . Parking lots and open areas shall be landscaped in <br /> accordance with the Plan, and such landscaping and any <br /> screening required under the Plan shall be maintained in a <br /> good, safe and attractive condition . <br /> 8 . Except for temporary for sale signs permitted by City <br /> ordinances , no signs shall be allowed on the Property <br /> except those permitted under the Plan. <br /> 9 . Sidewalks shall be constructed only in accordance with the <br /> Plan . <br /> 10 . Parking lots shall be built only in accordance with the <br /> Plan and shall be maintained with a dust-free asphalt <br /> surface and include raised concrete islands at the ends of <br /> each row of parking to define the circulation and protect <br /> the parking area . The islands shall be at least 6 inches <br /> high and constructed of concrete. <br /> 11, Benches and bus shelters, if any, specified in the Plan <br /> shall be maintained in a good, safe, clean and attractive <br /> - condition. <br />
