Fee: 100. 00
(R-1............$ 60.00
• Other.........$100.00)
CITY OF ST. ANTHONY
Petition for Variance
Applicant: Knox Lumber/Payless Cashways , Inc .
Address: 2300 Main Kansas City. Me)- 64108 Phone: R16-714-691 R
Status of applicant (owner, buyer, renter, agent, etc.): owner
Street address and/or legal description of property petitioned for variance:
north end of Apache Plaza Mall located at 3800 silver r-ake 'Poad
Zoning district in which property is located: commercial
Request: A request for a zero lot line which will allow the proposed
Knox Lumber. to be constructed adjacent and connected to the remaining
Apache Plaza Mall
Minnesota Statutes and City Ordinances require that the following conditions must be
• satisfied for approval of this request. Please respond to these conditions using additional
sheets, if necessary. .
1. Becauso,.of.. the .Narficular phy"s= surfouriamgs, °shape, ,.or topographical
conditions of the parcel of land involved, the proposed variance would relieve an
undue hardship, as distinguished from a mere inconvenience, should the
applicable ordinance be strictly enforced. There is not enough room on the
north end of the Mall which would allow Knox Lumber to be separated
from the Mall and operate efficiently.
2. The purpose of the proposed variance is not based exclusively upon a desire to
increase the value or income potential of the parcel of land, but would correct
extraordinary circumstances applicable to this property but not applicable to other
property in the vicinity or zoning district. City Building Officials prefer
to have the buildings attached.
. 3. The alleged difficulty or hardship is caused by City Ordinance and has not been
created by any persons presently having an interest in the parcel of land. By not
receiving the variance, Knox Lumber would not be able to operate
a store at this location because the 60 foot setback would not allow
us to operate in an efficient 0n n wh' to be a profitable concern
•
SignatbreeApplicant
Ritch Brown-
Director of Facility Development
l
