I think it would be beneficial for everyone if all existing easements on <br /> this property are rededicated in the plat so that the plat is a convenient reference for <br /> the locations of all easements. <br /> 6. As we discussed, you should make certain that each lot on its own <br /> meets the parking requirements under the zoning ordinance. <br /> 7. The ordinances provide that a plat must be recorded within 30 days <br /> after its approval. I would assume the plat probably would not be recorded until the <br /> closing with Supervalu. If that is likely to occur more than 30 days after the plat is <br /> approved, we may want to grant a variance to that provision to give them a longer <br /> period in which to record it. <br /> 8. The City is entitled to be paid all of its expenses in connection with the <br /> plat, including engineering and attorney's fees, and any other costs the City may <br /> incur. <br /> As indicated in my letter of November 14, 1994 to you regarding the <br /> environmental assessment worksheet, the approval by the City Council would have <br /> to state that the plat would not be signed by the City, and that the project would not <br /> be deemed to have final approval, until the requirements of Minnesota Statutes, <br /> Section 116D.04, Subd. 2(b) have been met. <br /> If you have any further questions regarding the plat, please let me know. <br /> Very t y ours, <br /> • iam R.
