r i <br /> Th Wirt C p ties <br /> October 18, 1995 <br /> St. Anthony Village <br /> 3301 Silver Lake Road <br /> St. Anthony, MN 55418-1699 <br /> The Wirth Companies would like to request a variance to commercial sign requirements. <br /> Because of the lack of adequate exterior signage, a hardship had been created for the <br /> tenants leasing space at the Apache Medical & Professional Center. Many of the <br /> businesses located within the building need signage to advertise their services in order to <br /> be successful. Some of the more established medical practices are recognized and <br /> associated with the"Apache"sign as an indicator of their location. The new businesses <br /> that are being attracted to and are leasing space in the building, however, need additional <br /> signage. Currently there are twenty eight businesses located in the building, with a <br /> • potential of eight more leasing space from us in the near future. <br /> At this time we are requesting a variance for two signs as indicated on the attached <br /> diagrams. With the placement of these signs there is a potential other tenants would also <br /> want signs, however in every lease, The Wirth Companies retains the control over the <br /> type, color, and size (if any), will be placed on the building. If anyone should want a sign, <br /> in addition to what we are requesting now, I would again request your approval. All signs <br /> will be of this same type and color as well as style. I do not foresee the possibility of more <br /> than 6 (six) signs ever being placed on the ground level. <br /> The"Apache"sign located in the center of the building, in my opinion could be interpreted <br /> as a sign in two separate ways. The first is by using the square footage of the entire white <br /> marble area(787.5 Sq. Ft.). This white marble, in my opinion is not part of the sign <br /> because it would remain a part of the exterior masonary regardless of the"Apache" letters, <br /> presence on the building. If a 6 inch border were applied to the letters themselves, thus <br /> making it a reasonable designated sign area, the square footage would then be 66 Sq.
