June 19, 1996
Mr. Dennis Warning
Graus Construction
P.O.Box 34
Hastings, MN 55033
Dear Mr.Warning,
During the past few weeks we have experienced delays in obtaining information for the
City Hall and Community Center project. This is causing problems for everyone associated
with the project and we hope we can avoid it in the future.
On April 30th we sent Proposal Request#9 with floor plan, roof plan, exterior elevations,
door and frame schedule, and hardware information for the proposed addition to the
Booster Storage Room along with a description of the structural, mechanical, and
electrical work and asked that you confirm that our estimated cost of approximately.-
$45,000 was realistic. We sent additional structural, mechanical, and electrical information
on May 28th.
We did not'get a response to our original request until June 3rd. That was priced at
$72,000, needed some revision, and did not include mechanical and electrical work. You
agreed to revise that number and we received a price on June 11th for$58,701 for the
Booster Addition as well as a price of $5,328 for the electrical work requested to
accommodate the special city events that take place to the north of the building.
The City Council acted quickly when the possibility of increasing the Booster area came
up because you were beginning the masonry work in that area of the-building.They since
have had a very difficult time understanding why it has taken 'so long to get the cost
information needed to make their decision. The higher than anticipated price is not good
news and taking a long time to get it makes it all the worse.
While we both feel that price is higher than it should be, you have indicated that the last
price quoted is as low as it is going to get because you are not getting better prices in the
current busy construction market. We will present that to the Council on Tuesday the 25th
and it would be nice if you could attend that meeting which begins at 7PM to answer any
questions they may have.
We hope we can avoid the recently experienced delay in the processing of future
possible changes. We are now waiting for response to three Proposal Requests
including the possible door change in the Locker Room.
Si a ely,
0 W.
