Developer shall supply the City with a complete set of reproducible "as constructed" <br /> plans, an electronic file of the "as constructed" plans in a auto CAD.DWG file or a .DXF <br /> file, all prepared in accordance with City Ordinances and Standards. <br /> 9. Time of Performance The Developer shall install all required site <br /> improvements by November 30, 19 The Developer may, however, request an <br /> extension of time from the City manager. If an extension is granted, it shall be conditioned <br /> upon updating the security posted by the Developer to reflect cost increases and the <br /> extended completion date <br /> 10. License The Developer hereby grants the City, its agents, employees, officers and <br /> contractors a license to enter the site to perform all work and inspections deemed <br /> appropriate by the City in conjunction with site improvements. <br /> 11. Erosion Control Prior to initiating site grading, the erosion control shall be <br /> implemented by the Developer and inspected and approved by the City <br /> 12. Clean Up The Developer shall clean dirt and debris from streets that has <br /> resulted from construction work by the Developer, contractor, subcontractors, its agents or <br /> assigns. Prior to any construction, the Developer shall identify in writing a responsible <br /> party and schedule for erosion control, street cleaning, and street sweeping. <br /> 13. Ownership of Improvements Upon completion of the work and construction <br /> required by this Contract, the improvements lying within public easements or public shall <br /> become City property without further notice or action. <br /> 14. City Engineering Administration and Construction Observation The Developer <br /> shall pay a fee for administration. City administration will include monitoring of <br /> construction observation, consultation with Developer and his architect on status or <br /> problems regarding the project, coordination for final inspection and acceptance, project <br /> monitoring during the warranty period, and processing of requests for reduction in <br /> security. Fees for this service shall be three percent (1%) (if using a Letter of Credit) or <br />
