20. Landscaping. The Attached Site Plan (Plan A)shall be a concept landscape plan. <br /> The Developer shall provide the City with a Final Landscape Plan (Plan D) in the form <br /> acceptable to the City Manager. The Final Landscape Plan shall (1) show planting <br /> location, size and plant species type. (2) Provide over standing trees on the perimeter <br /> between this land and the residential land area to the West.. The Final Landscape Plan <br /> shall be completed within the time of Prooferanace. <br /> 21. Special Provisions. The following special provisions shall apply to CUP: <br /> A. The improvements shall conform to the Kenzie Terrace Redevelopment Project <br /> Area Urban Design Guidelines. (Plan G attached) including Building fagade, signs, <br /> lighting, screening, landscaping, plant material and pedestrian amenities. <br /> B. All vehical, merchandize and parts storage shall occur in the building. No out <br /> side storage will be allowed. <br /> C An eight foot high screen wall will be placed at the South of the building and <br /> screen the trash bin form adjacent property. <br /> D. The building colors as provided by the developer ( Plan B ) shall be used on the <br /> building. <br /> E. All roof top mechanical equipment shall be self contained and shall be painted <br /> with the same color as the building. (Plan H attached) <br /> F. The Developer will provide the City fee tile to the land for the "Village Greenway <br /> Area" as indicated on the attached Site Plan (Plan A). <br /> G. The City Agrees to pay for all of the improvements in the "Village Greenway <br /> Area".(Plan A) <br /> H. The City agrees to provide an easement to the develper for parking on the public <br /> frontage rd. as indicated in Plan A, however, the access to the property South of the this <br /> property is not obstructed. <br /> 22. Warranty The Developer warrants all improvements required to be constructed by <br /> it pursuant to this Contract against poor material and faulty workmanship. The warranty <br />
