FAX 6123402644 DORSEY & WHITNEY 31
DORSEY WHITNEY LLP
Ken Solie and Raymond J. Ogren
September 19,2000
Page 2
3. We need a copy of the title insurance op licy, not the commitment, for the Village North
property.
4. Has WSB, as the City Engineer, approved all of the easements shown on the final plat?
5. The animal clinic's title policy shows a mortgage to St. Anthony Park State Bank filed
January 4, 2000. If that mortgage is still in effect, the bank must join in the plat, and
there currently is no provision for them to sign. _
6. The clinic's correct corporate name appears to be written incorrectly on the plat. The
title policy shows Apache Animal Medicine, P.A., a Minnesota corporation. The plat
Simply states Apache Animal Medicine,
7. The provision for Pirstar Bank to join in the plat as a mortgagee does not have the
Bank's complete name in the signature block or in the acknowledgment to be signed by
the notary.
S. The acknowledgment to be signed by the notary for Apache Animal Medicine, P.A.
needs to include", P.A., a Minnesota corporation" prior to the words"on behalf of
said corporation."
9. In the plat and in the title information, all references are to "Village North, a Minnesota
general partnership." Ken Solie's letterhead and all of the materials submitted in
connection with his application refer to Village Properties, LLP, which would indicate
that it is a limited liability partnership. If it is a general partnership that is now registered
as a limited liability partnership, this needs to be corrected throiughout the final plat.
I will do a letter to the City Council once these corrections have been made and once the
additional information has been supplied.
