Several key decisions now need to be <br /> made by the City Council. We would like to take this opportunity to update the Council on the <br /> work completed to date and prepare the it for the decisions that lay ahead. We will provide the <br /> Council with information about upcoming steps in the redevelopment process and discuss design <br /> standards, an example of which is attached for your review. Similar detailed standards will need <br /> to be prepared for the Northwest Quadrant redevelopment area in concert with the developer(s), <br /> once selected. They can either take the form of an ordinance (like Burnsville's Heart of the City, <br /> also attached for your review) or they can be incorporated by reference through the PUD process. <br /> We will be presenting our final report to the Planning Commission on the July 17'h and to the <br /> City Council on July 24'h. The Planning Commission will hold a public hearing and make a <br /> recommendation to the Council regarding acceptance of the report. The Council will then be <br /> asked to act on this recommendation and provide further direction to the consultant group <br /> regarding next steps. <br /> The report itself will contain a number of different components including a section summarizing <br /> the work we have done with the Planning Steering Committee, comments we have received from <br /> the committee, the results of the background studies completed by our team of consultants, and <br /> feedback received at the open house held in March. Another section will highlight two principle <br />
