CHAPTER 6 COMMUNITY FACILITIES 153 <br /> GENERAL ACTIVITIES <br /> As a community which is almost fully developed, New Brighton is not anticipating major <br /> development activity. Zoning and subdivision regulations and the City's capital improvement <br /> plan have proven in the past to be adequate to guide the City's development. These tools <br /> will be the primary implementing devices for the comprehensive plan. Some revisions and <br /> "fine-tuning" are needed in these ordinances, but no major changes are contemplated. In <br /> addition, the City has a number of specific ordinances covering various aspects of <br /> environmental protection which will continue in force. <br /> OFFICIAL CONTROLS <br /> New Brighton's primary control on development will continue to be its zoning ordinance. <br /> A comprehensive rezoning was completed in 1981 after adoption of the comprehensive plan <br /> to make zoning consistent with the proposed.land use categories. Following the adoption of <br /> this updated version of the plan, the City will embark on the rewriting of its present Zoning <br /> Ordinance. The purpose of this rewrite is twofold: one, to more effectively implement the <br /> goals of the City's Comprehensive Plan and Highway 8 Corridor Plan, and two, to update <br /> the Ordinance's current standards and guidelines. <br /> ZONING <br /> The zoning districts are described below. All districts-described below are presently part <br /> of the New Brighton Zoning Code and would continue with only minor changes. <br /> R-lA. Single family residence district <br /> Purpose: <br /> This district recognizes existing single family residential development on smaller lots <br /> in the older downtown area of New Brighton. <br /> Standards: <br /> Minimum lot width — 40 feet <br /> Minimum lot area — 5,000 sq. ft. <br /> Minimum house size — No minimum <br /> R-1. Single Family Residence District <br /> Purpose: <br /> This is the standard single family residence district. The vast majority of housing <br /> developed in the City has been developed in accordance with the standards in this <br /> district. <br /> Standards: <br /> Minimum lot width — 75 feet <br />
