CHAPTER 2 LAND USE 13 <br /> Of the designated residential acreage in Figure 1A, the following is the approximate <br /> amount of vacant land remaining and the number of dwelling units which could be <br /> developed: <br /> Single Family Residential — <br /> 138 acres x 3.5 D.U./acres = 483 D.U. <br /> Low Density Residential — <br /> 27 acres x 5.0 D.U./acre = 135 D.U. <br /> Medium Density Residential — <br /> 45 acres x 9.9 D.U. /acre = 445 D.U. <br /> TOTAL 1,063 D.U. <br /> In addition, a number of areas which are not presently vacant are proposed for a more <br /> intense residential use. If these area were redeveloped, whether publicly or privately, the <br /> following additional numbers of dwelling units could result: <br /> Low Density Residential — 33 D.U. <br /> Medium Density Residential — 111 D.U. <br /> POLICIES: RESIDENTIAL LAND USE <br /> 1. Protect residential neighborhoods from encroachment by commercial and industrial uses <br /> and from the negative effects of higher intensity uses. <br /> 2. Design subdivisions and site plans to relate well to adjacent subdivisions and to <br /> discourage through traffic on local residential streets. <br /> 3. Medium or higher density residential.uses should not be located in areas generally <br /> inferior to those used for other residential uses. <br /> 4. Residential development sites and building areas should be designed with a high degree <br /> of architectural and site design quality. <br /> S. Medium density areas should provide adequate usable open space and recreation 10"i <br /> facilities. <br />
