CHAPTER 2 LAND USE 21 <br /> Approximately 632 acres of land are zoned for industrial use. Of the designated • <br /> industrial acreage, approximately 156 acres are vacant, and another 311 acres are considered <br /> candidates for redevelopment within the Old Highway 8 Corridor. As an industrial land <br /> reserve for the future, this acreage is adequate and not excessive. In the period 1966-1975, <br /> 155 acres of industrial land were developed in New Brighton. In the period 1975-1988, 103 <br /> acres have been developed. Even assuming that the rate of industrial development in the <br /> metropolitan area will decline, New Brighton's supply of developable or redevelopable land <br /> will not last for long. The amount of land proposed for industrial use is not excessive, and <br /> once it is built upon, it is not likely to change use for a very long time, and without great <br /> public effort. Priority should be given to the use of the relatively few remaining developable <br /> parcels for tax base generating land uses, such as industrial land use. Furthermore, New <br /> Brighton should strive for the highest density and quality of development possible and <br /> appropriate to the particular site in question. New Brighton, like all cities, has only a finite <br /> land area. The choices of how its limited land area is used must be carefully made to <br /> maximize the benefit to the community policies. <br /> POLICIES: INDUSTRIAL LAND USE <br /> 1. Contribute to a balance of land uses in the community by designating for industrial use <br /> or other business use an ample amount of land currently vacant or suitable for <br /> redevelopment. <br /> 2. Locate and design industrial development to protect residential areas and to provide a <br /> high level of aesthetic quality. <br /> 3. Encourage more intensive use of industrial land while maintaining a high level of <br /> aesthetic quality. <br /> 4. Encourage high quality clean industry to locate in New Brighton. <br /> 5.- Actively pursue redevelopment of blighted and marginally used industrial areas. <br /> 6. Continue to prohibit uses injurious to the public health, safety and welfare through <br /> vigorous enforcement of performance standard controls. <br /> 7. Assure the availability of adequately sized parcels for industrial use by: <br /> a. Encouraging the elimination of small nonconforming land uses through <br /> combination with other parcels. <br /> b. Allowing commercial uses in industrial districts only by special use permit. <br />
