(3) Hours of operation in excess of those listed in 0) of this section. <br /> . (4) Offices.in excess of 30,000 square feet in gross building floor area or <br /> which exceed more than 50% of the gross building floor area within <br /> the project. <br /> (d) Accessory uses. Within any "NCC" district, the following uses or uses deemed similar <br /> by the City Council will be permitted accessory uses: <br /> (1) Accessory uses permitted in the "R" or "B-1" district. <br /> (e) Location of Mixed Use Neighborhood Residential Convenience Center Districts. After <br /> the effective date of these requirements, new "NCC' zoning districts will have the following <br /> general characteristics: <br /> (1) The center must be contiguous to an existing minor arterial, <br /> community street or a neighborhood collector street with primary <br /> access from the neighborhood collector. <br /> (2) The center must be within two blocks (600 feet) of an existing transit <br /> route or park-and-ride route. <br /> (3) The center must be located at least 1/2 mile (2600) feet from other <br /> existing development or convenience stores or "NCC' district <br /> boundaries. <br /> (4) The center must have at least two different uses as permitted in this <br /> section. <br /> (5) The center must have at least two gross acres (86,000 s.f.) of land. <br /> 21 <br />
