Petition for Variance for Replacing a Commercial Sign for a <br /> Gas Station "Grand fathered" in a Light Industrial Zoning District. <br /> The applicant, Richard C. Graff is seeking to replace the business sign at his Conoco gas station located at <br /> 3501294 Avenue NE. The gas station is a commercial business located in a L1 zoning district. The proposed <br /> sign exceeds allowable dimensions for Ll zoning. However, it is within the allowable dimensions had his land <br /> been zoned C I. The land has been used for a gas station since 1958. Mr. Graff has owned the business since <br /> 1973. Therefore the use is "grandfathered." Staff has discussed this matter with City Attorney Soth and it <br /> was decided that the conditions supporting a variance do exist.
