We are requesting a rezoning and a zoning of the entire parcel that is and <br /> will be occupied by the expanded animal hospital. The rezoning and zoning request is <br /> predicated on the fact that the .parcel immediately to the east of the existing animal <br /> hospital, which we have optioned, is presently zoned light industrial, the railroad parcel <br /> • immediately to.the north is un-zoned and according to the City of St. Anthony's current <br /> zoning map, the existing animal hospital is in a light industrial zone. Upon further review <br /> by our surveyor, Harry S. Johnson Company, they have determined that the placement of <br /> buildings on the zoning map is incorrect and I have enclosed copies of`the zoning map <br /> and survey with the buildings placed, as they actually exist. It is our intent; pending City <br /> approval of our zoning request, to include all three parcels as Lot 1 on the new plat. The <br /> current survey is designed to accomplish that purpose and the new legal description is <br /> included on the survey. <br /> Apache Animal Medicine, PA, has entered into a binding purchase agreement with the <br /> railroad to acquire the railroad right-of-way immediately to the north and northeast of its <br /> current site. It is our understanding from the railroad that all necessary approvals have <br /> been secured and closing will soon be scheduled. <br /> Furthermore, by acquiring both the parcel immediately to the east and the railroad parcel, <br /> the animal hospital will be able to complete the project in accordance with city required <br /> building and parking set-backs as well as the required number of parking spaces under <br /> the code for this type of facility.
