Several key decisions need to be made at <br /> this point and it is important that the Planning Commission be involved in that process. At the <br /> most recent Steering Committee meeting, Mark Ruff from Ehlers & Associates, Inc. described <br /> the upcoming steps in the redevelopment process from their perspective. <br /> At this meeting, we want to provide the Commission with more information about these next <br /> steps and provide examples of project design standards. Similar standards will need to be <br /> prepared for the Northwest Quadrant redevelopment area. The will either be in the form of an <br /> ordinance (like Burnsville's Heart of the City) or they could be incorporated by reference through <br /> the PUD process. <br /> SUMMARY OF THE NEXT STEPS <br /> 1. COMPLETE THE CONSULTANT'S REPORT FOR CITY ADOPTION <br /> We are in the process of completing our report for review by the Steering Committee, Planning <br /> Commission, and City Council in July. There are clearly some findings and recommendations in <br /> the form of key redevelopment principles that we know will need to be stated emphatically in the <br /> report. We also know that the public participation process, the issues and community objectives <br />
