Chapter 22B HOC Heart of the City District. <br /> SECTION: <br /> 10-2213-1: Intent and Purpose <br /> 10-2213-2: Permitted Uses <br /> 10-2213-3: Accessory Uses <br /> 10-2213-4: Conditional Uses <br /> 10-2213-5: Interim Uses <br /> 10-2213-6: Lot Area, Lot Width, and Yard Requirements <br /> 10-2213-7: Street Types <br /> 10-2213-8 : Building Types <br /> 1 0-2213-9: Parking Requirements <br /> 10-2213-10: General Provisions <br /> 10-2213-11: Administration <br /> 10-2213-1: INTENT AND PURPOSE: <br /> The purpose of the "HOC" Heart of the City District is to provide an area for compact, mixed use <br /> development made mutually compatible through a combination of careful planning and urban <br /> design and coordinated public and private investment. The mixture of land uses within the <br /> district is essential to establishing the level of vitality and intensity needed to support retail and <br /> service uses. The placement of building edges and treatment of building, parking, landscaping, <br /> and pedestrian spaces is essential to creating the pedestrian-friendly environment envisioned for <br /> the Heart of the City District. The standards in this ordinance are intended to implement and <br /> effectuate the principles and relationships established in the Burnsville Heart of the City <br /> Framework Plan, which will be carried out through specific standards related to site planning, <br /> signage, architecture, building materials, and landscaping. <br /> (A) The HOC district is divided into two sub-districts HOC-] and HOC-2, as depicted on the <br /> attached map, Figure 1, and on the Official Zoning Map. <br /> 10-2213-2: PERMITTED USES: Within any HOC Heart of the City District, no structure or <br /> land may be used, except for one or more of the following uses. The designation <br /> in front of the use indicates which district the use is allowed in: "1" means <br /> allowed in HOC-1 but not in HOC-2, "2" means allowed in HOC-2 but not in <br /> HOC-1, 1, 2" means allowed in both HOC-] and HOC-2: <br /> 1,2: Antennas mounted on an existing structure, if integrated architecturally into the design of a <br /> building, not exceeding five (5) feet above the highest point of the structure, as regulated by <br /> Chapter 29 of this Title. <br /> 1: Antique or gift shop. <br />
