They have been focusing <br /> efforts on identifying a first phase development to initiate redevelopment efforts on the Apache site. <br /> Specific efforts have included: <br /> • Discussions with US Bank to develop updated acquisition estimates. <br /> • Developing a first phase residential program, identifying the types and densities. <br /> • Discussions with several commercial/retail developers to assess market interest for various <br /> types of development. <br /> • Updating cost estimates for public improvement required for a phased development. <br /> • Preparing a"sources and uses"to assess financial feasibility for a phased development. <br /> • Follow up on funding applications including Metropolitan Council Livable Communities <br /> Demonstration Account grants,Minnesota Department of Trade and Economic Development <br /> Community Revitalization.and Rice Creek Watershed grants. <br /> Pratt-Ordway is preparing to present options developed during this stage for City Council review. If <br /> the concepts are generally acceptable Pratt-Ordway will be conducting a community open house to <br /> further refine the concepts prior to requesting a final development agreement(most likely for phase <br /> one). <br /> Also of interest, Len Pratt was invited to participate on a national panel to review awards for"smart <br /> growth"planning efforts. <br /> Project Communications <br /> An update for the newsletter and newspapers will be prepared once Pratt-Ordway completes the plan <br /> refinement. Pratt-Ordway will be seeking input from the public prior to submitting the refined plan <br /> to the City for consideration with the final development agreement. <br /> Project Funding <br /> Metropolitan Council continues to be very supportive of the redevelopment effort.
