I especially appreciated the time you and your team spent with us, since, as I indicated at the meeting, this was my first in-depth exposure to your proposed project. I also wanted to let you know that Staff has prepared a public notice of public hearing for December 21, 2004,at which time your proposal will be presented to the Planning Commission. That notice was sent to the City's legal newspaper on November 23rd. Letters will also be sent to surrounding property owners advising them of the public hearing and staff will present any communications received by City Hall from any affected property owners as the result of these letters. I will call you with any comments that I get as well. In addition to the requirements for rezoning and application for PUD,the City will require park dedication and an escrow for any expenses that the City incurs as the result of this project. The City's ordinance, Chapter 15, Division 1500.12, requires that the owners of a parcel of land greater-than an acre in size and subdivided shall dedicate to the City a reasonable portion of the land for use as public parks, playgrounds,trails or open space, or in the alternative, the City may require a cash dedication. Chapter 15, Division 1500.12, Section 2 amends the City's Fee Schedule (Section 615.07)to include park dedication fees for multiple family, apartment, or condominium at $350 per unit.
