Paragraph 1 of Subdivision 3 of Section 13 of the <br /> Zoning Ordinance is amended to read as follows: Published in the St. Anthony Bulletin on , 1982. <br /> 1. Dwelling units in detached, semi-detached, attached <br /> or multi-storied structures not to exceed three stories <br /> or thirty-five feet in height except in redevelopment <br /> projects authorized by the City Council. <br /> Section 3. Paragraph 6 of Subdivision 3 of Section 13 of the. <br /> Zoning Ordinance is amended to read as follows: <br /> 6. Commercial facilities up to a maximum of 208 of the <br /> buildable area of the site, including parking space. <br /> Where part of the land in a proposed P.U.D. is presently <br /> zoned for uses other than residential, then those uses <br /> may be incorporated into the P.U.D. so as to contain more <br /> than 208 of the buildable area of the P.U.D. but in no <br /> case more than 40% of the buildable area of the P.U.D. <br /> as permitted by the City Council, except in redevelopment <br /> projects authorized by the City Council. <br /> Section. 4. Paragraph 5 of Subdivision 4 of Section 13 of <br /> the Zoning Ordinance is amended to read as follows: <br /> 5. Density. The density for a particular site 'shall <br /> be based upon the ability of the City to provide <br /> essential services, the provision of adequate open <br /> space, the economics of developing the site and the <br /> environmental impact of the proposed density. The City <br /> Council shall determine a reasonable density for each <br /> site and it shall be the burden of the developer to. <br /> justify a greater density, if so desired.. The maximum <br /> floor area ratio within a P.U.D. shall not exceed .75 <br /> of the area of the entire development, excluding street <br /> right-of-way, except in a designated redevelopment area, <br /> the maximum floor area will be determined by the City <br /> r <br />
