• - Addition to Red Rock Manor <br /> File No. 12138-1 <br /> Comments <br /> This proposal is for construction of a 24-unit addition to Red Rock Manor, a 54- <br /> unit Section 202 project completed about two years ago at 1421 Tenth Avenue. <br /> Construction would be financed through the Section 202 Program and Section 8 <br /> funds would be used to subsidize tenant rental payments. The one-bedroom units <br /> are projected at $454 per month. The construction cost per unit is anticipated <br /> to be 15 - 20 percent less than similiar entirely new projects due to savings <br /> from the use of community rooms, laundary facilities and utilities in the " <br /> existing building. <br /> The proposal is consistent with the comprehensive plan that has been reviewed <br /> by the Metropolitan Council. Central sewer and water are available and <br /> metropolitan interceptor and treatment capacity is adequate. A conditional use <br /> permit will be required by the city to allow the addition. <br /> The site offers reasonable access to residential services. A bus line, <br /> grocery. pharmacy, beauty shop, bakery, hardware, A A w and a service station <br /> are situated at distances of two to five blocks. <br /> No negative impact on the environment or metropolitan services is anticipated <br /> If the proposal is implemented. Air and vehicle traffic are not likely to <br /> detrimentally affect the intended residential site use. It should be noted <br /> • that no grading, surface drainage or soil suitability information was provided <br /> for this review. Consequently, although no problems are anticipated, any <br /> related issues regarding this site were not evaluated within the scope of this <br /> rev i ew. <br /> LS9783 <br />
