Childs, City Manager <br /> ITEM: GARDENA HEIGHTS PLAT <br /> Mr. David Evanson recently had this plat approved by the <br /> Planning Commission, however,.- a couple of complications have <br /> prompted him to request that the Commission -look at the <br /> request again and consider a proposed modification to the <br /> grading plan. <br /> • First, apparently Mr. Evanson was unable to obtain needed <br /> slope variances from the neighbor to the north on the Silver <br /> Lake Road side. (I understand that Mr. Larwick, who owns the <br /> adjacent vacant lot continues to hope that he won' t have to <br /> cut anything off of his lot and can thus save the trees. ) <br /> Second, a closer look and more thought about the grading plan <br /> showed that the proposed building pad elevation for the <br /> northeast lot is three feet lower than the pad for the <br /> southeast lot and, in fact, about the same as the street <br /> elevation in front of the property. The proposed new <br /> elevation is three feet higher and is still five feet lower <br /> than existing grades, but a little above the street to allow <br /> more drainage toward Silver Lake Road and a more acceptable <br /> floor elevation for the proposed house. <br /> The original (approved) and proposed grading plans are <br /> attached. <br /> DMC:cjk <br />
