MN 55418 <br /> re: Petition for variance for 2909 Rankin Road <br /> Dear Planning Commission and City Council ; <br /> Enclosed please find two copies of Certificate Of Survey for the above <br /> referenced property. One shows a 30 foot front yard set back which encroaches <br /> on the Old Highway 8 side set back. The other survey shows a 22 foot front <br /> yard set back which needs an 8 foot variance. <br /> I am running into what I consider an undue hardship because the shape <br /> of the property is making it very difficult to place a house on the property <br /> in an aesthetically pleasing manner. <br /> This lot has an unusual 8 foot step to the East that the other lots • <br /> along Rankin do not have. This must have had something to do with the <br /> Highway Easement at one time which I now understand is being deeded to the <br /> City. This 8 foot step is exactly what I need to make this lot work. Also <br /> the vacant lot to the North if they went with the 30 foot set back would <br /> align perfectly. <br /> It is quite obvious there is an undue hardship when you look at the <br /> actual size of the property (triangular) , then look at the actual area that <br /> can be built on with all the set backs drawn in. <br /> I live in St. Anthony now, I am a Volunteer Fireman currently on a <br /> leave of absence, my whole family is deeply involved in the Community. <br /> Prior to closing on this lot I went to City Hall and discussed this <br /> lot with then City Manager David Childs. We discussed various set backs, <br /> options, designs, etc, and he told me that because of the shape of the <br /> parcel an undue hardship case could be made. The only reason I mention <br /> a <br /> this is because I didn't want you to think Ijust blindly went ahead with i <br /> the purchase of this lot without investigating anything. <br />
