The highest and <br /> best use of the subject property, as improved,is for either it's continued use as a retail store. <br /> ESTIMATED EXPOSURE TIME: 6 months. <br /> The appraiser signing this report has no personal interest or bias with respect to the subject real <br /> estate or to any parties that may be involved with the appraised property. Acceptance of this <br /> appraisal assignment was not based on a requested valuation, a specific valuation or the approval <br /> of a loan. <br /> This appraisal is in conformance with the Code of Ethics of the Appraisal Institute, as well as <br /> accepted professional, ethical and performance standards prevalent in the real estate appraisal <br /> industry and is contingent to certain assumptions and limiting conditions that are attached. This <br /> appraisal report is also in compliance with the Uniform Standards.of Professional Appraisal <br /> Practice (USPAP) and with the applicable provisions of the Financial Institutions Reform., <br /> Recovery and Enforcement Act(FIRREA). We wish to be clear that the scope of the appraisal <br /> did not include commissioning any environmental studies to determine the presence of hazardous <br /> wastes or materials either in the structure or within the land area.
