CAHILL, 2524 MURRAY <br /> This is a request from Kevin Cahill . 2524 Murray Avenue N.E. to reconstruct (tear down <br /> and build a new onej his garage at the rear of his property. <br /> The zoning ordinance requires a 3 foot setback to the eaves for a garage, so the new 24 <br /> foot X 34 foot garage (sample picture attached) will have adequate setback on the alley <br /> side, but will need a 3 foot variance on the west side (zero setback to eaves) . <br /> According to Mr. Cahill , the existing structure has the same foundation plan (only <br /> smaller) with existing and proposed setbacks on the south and west sides to remain the <br /> same. <br /> 1. If he were only adding to the garage, a variance would be needed because he <br /> would be requesting to expand a non-conforming use. <br /> 2. Since an entirely new structure is proposed, the non-conforming kgrandfather) <br /> rights are lost. The procedure to build the new garage is still a variance. <br /> No calls have been received either for or against this request, and apparently years <br /> ago, most of the garages in the area were built with similar setbacks and are now <br /> grandfathered in. <br /> :cjk3.15.88 <br />
