STAFF REPORT <br /> DATE: October 6, 1992 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: JOHN NOVAK, 2608 WEST ARMOUR TERRACE, VARIANCE REQUEST <br /> FOR SIDE YARD SETBACK <br /> BACKGROUND <br /> The request is for a variance of one foot four inches from the requirement of a total of <br /> fifteen feet in order to expand a single garage to a double garage. <br /> The proposed addition is seven feet. The eave overhang is an additional 2.5 feet. Currently, <br /> the home is fifteen .feet and eight inches from the side lot line. The proposed addition <br /> would have the structure eight feet and eight inches from the side lot line. If the eave <br /> overhang was included, the setback would be six feet two inches. However, on a attached <br /> garage, the overhang is not a consideration. If it were, only three feet setback from the <br /> overhang would be necessary. <br /> Note: Additional drawings are available at City Hall before the meeting and will be <br /> available during the meeting. <br />
