A developer could buy all four lots 2 and request to replat them to three lots but that could not be a requirement of this request as it 3 would place an economic hardship on the owner. 4 Motion by Commissioner Horst, seconded by Chair Bergstrom to recommend approval of the lot 5 width variance from 75 feet to 66 feet wide, for 3123 Silver Lake Road, David G.Newgaard 6 based on the following hardships: 7 1. Strict enforcement would cause undue hardship as this lot is the same size as all the other 8 lots up and down the street; 9 2. The hardship is due to the way the area was platted not because of the Mr.Newgaard's 10 design; 11 3. This is a reasonable use in this residential district and without the variance the lot will 12 remain vacant; 13 4. Granting of the variance is keeping in the spirit.of redevelopment in the City of St. 14 Anthony; 15 5. The hardship was created by the City Ordinance. 16 The motion carried unanimously. 17 VII. OTHER BUSINESS. 18 A. Krause/Anderson-Robodyne Conditional Use. 19 Ms. Moore-Sykes reported that Mr. Alvit6, owner of Robodyne, is present this evening to discuss 20 his proposed use of the Town& Country building. Approximately one month ago, members of 21 the Planning Commission and City Council toured Robodyne. 22 Upon consultation with the City Attorney, Ms. Moore-Sykes has stated that there are three 23 alternatives for this proposal. The proposed use could be considered an approved use, a 24 conditional use, or the request could be denied. City Attorney advised that if the.City is 25 interested in allowing Mr.. Alvite and Robodyne to locate at the Town and Country it should be 26 handled as a conditional use. 27 Mr. Alvite thanked the Commission for allowing him to express his continued interest-in the 28 . Town& Country building. He stated his company has grown by 800% since 1983 and there is 29 no more space available to expand in his current location. He has a strong interest in locating in 30 the Town& Country building as it is less than one mile from his current location and also has an 31 interest in purchasing additional property in that area in 3-5 years to create a technological 32 corridor. The equipment his company produces is sold overseas and his company is one of very 33 few that can compete with Japanese and European countries in production of parts for electrical 34 equipment. He asked that the Commission consider a conditional use permit for Robodyne so 35 that he can remain in the City of St. Anthony and the State of Minnesota.
