A developer could buy all four lots <br /> 2 and request to replat them to three lots but that could not be a requirement of this request as it <br /> 3 would place an economic hardship on the owner. <br /> 4 Motion by Commissioner Horst, seconded by Chair Bergstrom to recommend approval of the lot <br /> 5 width variance from 75 feet to 66 feet wide, for 3123 Silver Lake Road, David G.Newgaard <br /> 6 based on the following hardships: <br /> 7 1. Strict enforcement would cause undue hardship as this lot is the same size as all the other <br /> 8 lots up and down the street; <br /> 9 2. The hardship is due to the way the area was platted not because of the Mr.Newgaard's <br /> 10 design; <br /> 11 3. This is a reasonable use in this residential district and without the variance the lot will <br /> 12 remain vacant; <br /> 13 4. Granting of the variance is keeping in the spirit.of redevelopment in the City of St. <br /> 14 Anthony; <br /> 15 5. The hardship was created by the City Ordinance. <br /> 16 The motion carried unanimously. <br /> 17 VII. OTHER BUSINESS. <br /> 18 A. Krause/Anderson-Robodyne Conditional Use. <br /> 19 Ms. Moore-Sykes reported that Mr. Alvit6, owner of Robodyne, is present this evening to discuss <br /> 20 his proposed use of the Town& Country building. Approximately one month ago, members of <br /> 21 the Planning Commission and City Council toured Robodyne. <br /> 22 Upon consultation with the City Attorney, Ms. Moore-Sykes has stated that there are three <br /> 23 alternatives for this proposal. The proposed use could be considered an approved use, a <br /> 24 conditional use, or the request could be denied. City Attorney advised that if the.City is <br /> 25 interested in allowing Mr.. Alvite and Robodyne to locate at the Town and Country it should be <br /> 26 handled as a conditional use. <br /> 27 Mr. Alvite thanked the Commission for allowing him to express his continued interest-in the <br /> 28 . Town& Country building. He stated his company has grown by 800% since 1983 and there is <br /> 29 no more space available to expand in his current location. He has a strong interest in locating in <br /> 30 the Town& Country building as it is less than one mile from his current location and also has an <br /> 31 interest in purchasing additional property in that area in 3-5 years to create a technological <br /> 32 corridor. The equipment his company produces is sold overseas and his company is one of very <br /> 33 few that can compete with Japanese and European countries in production of parts for electrical <br /> 34 equipment. He asked that the Commission consider a conditional use permit for Robodyne so <br /> 35 that he can remain in the City of St. Anthony and the State of Minnesota. <br />
