The triangular shape of the site creates a natural siting of the retail building to <br /> the south property line. This property line jog reduces a comfortable building to property line dimension <br /> from 45'to 10'. <br /> We are requesting a variance in the rear yard setback from 20'to 10'for this length of wall(approx. ,40') <br /> Variance Request#2: <br /> Due to the triangular shape of the parcel,the natural tendency is to develop the site similar to its current <br /> layout with the building to the south side and a sea of parking out to the corner. <br /> One of the strengths of our design concept is to reduce the impact of the parking lot and to reinforce the <br /> street edge by using the restaurant to wrap around and create a comer.
